Opening Hours

Reservations

To validate a reservation, our customers must send proof of payment and the following information:

Full name
Birthday
Identity number or passport number
Address / Neighborhood / City / Zip Code
Telephone
Email
Time of entry to the property / flight number (if by air)
Departure time from the property
Name of other guests (if any)


Check-in

Check-in time: 14:00 to 19:00

The customer is obliged to inform us of the time of his arrival and to give us his contact number. Without this information, check-in cannot be carried out. In the check-in process, the client will have to call our check-in department in advance by email, up to thirty minutes before arrival at the property. After receiving the call, one of our employees will wait for the guest at the entrance of the reserved property.

If the customer arrives before our official check-in time of 2 pm, they can leave their luggage at the office during our opening hours. If the apartment is available and the client wants to be guaranteed the possibility of an early check-in, a change between 6am and 2pm can be arranged for a fee of 50% of the daily rent. This amount must be paid in advance.

For check-ins between 10pm and 6am, the rent equivalent to the previous day must be paid.


Check-out

Check-out time: 06:00h to 11:00h

A Villas in Brazil employee will meet the client at his apartment (the time will be scheduled in advance in the rental agreement), in order to examine the property, receive the keys and return the security deposit.

After checking out, the customer can store their luggage in our office during opening hours. If the apartment is available and the client only wants to leave between 11am and 4pm, we require a late check-out fee in the amount of 50% of the daily rent. This amount must be paid upon entry.

For check-outs after 4:00 pm, we charge the next day's rent. If the customer does not check-out at the agreed time, after a 30-minute grace period, it may generate a fine and breach of contract agreement.


Changes and Cancellations in Reservations

In case of cancellation or no-show, the amount of the reservation deposit will not be refunded. There will be no refund of rent or deposit if the guest decides to leave the apartment before the deadline. Changes to the booking dates will only be allowed upon written confirmation from Villas in Brazil.

Villas in Brazil has the right to immediately terminate the rental agreement, without any refund of amounts paid by the customer, in the event of one of the following cases: the total number of occupants exceeds the maximum defined on our website, disturbance of the peace in the neighborhood and/or violation of condo rules, organization of parties, consumption of illegal drugs, pets without our permission, failure to pay full rent or security deposit.

If the reserved property has an internet connection or cable TV, Villas in Brazil assumes no responsibility for any connectivity problems or inconveniences resulting from these. These services are provided by telecommunications companies and are beyond our control. In case of problems and disturbances with the internet connectivity or TV signal, there will be no refund of the rent payment.


Guests Responsibilities and Obligations

The guest assumes full responsibility for the property he has rented as well as for any item belonging to the condominium. The same is applicable for other residents and visitors. The client and all occupants of the apartment and visitors must comply with the condominium regulations and rules. Fines imposed by the condominium administration for non-compliance with the rules will be immediately paid by the customer. Additionally, they may also lead to premature termination of the rental agreement without any refund.


Visitors

There are condominiums that do not allow the entry of visitors. Please contact us before making any reservations where visitors are expected, so that we can provide you with a more suitable property.

Some reservations do not include electricity and gas consumption, if you need to check your rental agreement. In case of energy billing, the customer must pay the bills equivalent to the period of their stay at the time of check-out or, if the rent is longer than 30 days, after each month.


Forum

The Parties elect the Forum of the District of Rio de Janeiro, State of Rio de Janeiro, to resolve any issues or controversies arising from this Agreement, to the exclusion of any other, however privileged it may be.

And, as they are thus fair and contracted, the Parties sign this Agreement, in 2 (two) copies of equal form and content, in the presence of the 2 (two) undersigned witnesses, so that its legal effects are duly produced.


Services and Tours Cancellation Policy

Any service that has been confirmed by you with Villas in Brazil by written confirmation or by paying for the service cannot be canceled once you have done so. This includes à la carte, house pre-storage, excursions and activities.

When these services are planned and confirmed, Villas in Brazil serves as your agent on your behalf, and you are then responsible for paying Villas in Brazil. Please be aware that postponing an activity is the same as canceling it and making a new appointment for it. For example, if you book and we confirm a private chef on Friday, but then you contact us to reschedule to Saturday, you will be charged for both the canceled Friday service and Saturday chef service (assuming we are able to find an available chef for Saturday).

You agree to the terms and conditions listed above by completing the contract given by Villas in Brazil prior to making a reservation for your residence. You also agree to refrain from disputing change costs and/or cancellation fees with Visa, MasterCard, American Express, Discover or any other company that provided your credit card.


Accommodation Cancellation Policy

There will be no refunds after the booking deposit has been paid, regardless of the reason stated by the renter, with the exception of the conditions and terms being met.

The lessee will forfeit the entire amount, or 100% (one hundred percent), of the reservation, if the contract is terminated solely due to the fault of the lessee and less than 60 (sixty) days remain before the start of the contract. If the contract is terminated more than 60 (sixty) days after its commencement, Villas no Brasil will pay 50% (fifty percent) of the total amount paid.


No-attendance Policy

Renter will forfeit 100% (one hundred percent) of the amount paid and forfeit any refund claim if he does not show up on the scheduled arrival dates.

If any of the following occurs: (a) bankruptcy or the initiation of legal or extralegal recovery proceedings; b Fire, earthquake; c Fortuitous event or force majeure, this contract may be terminated in court, regardless of judicial or extrajudicial notification and without the right to compensation.
