Demolition of the most expensive house in Brazil begins this Thursday (September 3rd). It stands in Jardim Pernambuco, in Leblon, and it sold for R$ 220 million. Ten houses will take its place. The arithmetic behind that swap says more about Rio than the demolition itself.
What stood there
A house from 1986, with 2,500 square metres built on a plot of eleven thousand. Six en suite bedrooms, eighteen bathrooms, fifteen garage spaces. It belonged to the Amaral family, owners of the old Disco supermarket chain. The building covered 22.7% of the land, and everything else was forest, trails and sea view, in a corner of Leblon almost nobody knows from the inside, because Jardim Pernambuco was never a place you pass through by accident.
Before the machines arrived, the fittings went to auction. Doors, light fixtures, marble, everything that could be stripped from a house built in the eighties without cutting corners. It was taken apart carefully before being knocked down. The demolition itself should take around three months.
What comes next
The development is called Estância Pernambuco, it belongs to Mozak and the design is by Bernardes Arquitetura, the practice of Thiago Bernardes. Ten houses, due for delivery in 2027. Each plot costs R$ 23 million, and seven of the ten were already sold before the first wall came down. With the houses finished, total sales value passes R$ 360 million.
Of the eleven thousand square metres, around eight thousand will remain woodland, trails and lookout points. Little private land for a great deal of money, and that is precisely the product. Anyone paying R$ 23 million for a plot there is not buying square metres. They are buying the right to be in that particular place.
It is worth saying what this is in product terms, because it is easy to read the news only as loss. Bernardes is currently the most consistent name in Brazilian residential architecture, and there is no equivalent address available in Rio: on the water, inside Leblon, with forest around it. This is a launch aimed at perhaps a few dozen people in the whole country. Seven of them have already decided.
The law of supply
Leblon closed 2025 as the most expensive square metre in Brazil, at R$ 25,717, up 6.6% over the year, according to the FipeZAP Index. Inflation over the same period was 4.46%. Ipanema follows closely at R$ 25,302.
In the luxury bracket the number is different. In the second quarter of 2026, the luxury square metre in Rio reached R$ 33,431, a rise of 12.2% over twelve months, according to research by the consultancy Brain Inteligência Estratégica. The high-end bracket sat at R$ 24,329, up 9.1%.
And here is the figure that closes the argument: over the same quarter, luxury launches in Rio fell 50.3% by value. Eleven units were launched, against more than eighty a year earlier. At the same time, sales across the Rio market grew 45%.
Supply halved, prices up by double digits. This is not a shortage of buyers, it is a shortage of land. And when land is the scarce item, eleven thousand square metres of Leblon occupied by a single house stop being an asset and become a sum that does not add up. Thursday’s demolition is not one buyer’s eccentricity. It is the arithmetic answer to a market with no stock.
Anyone wanting to watch that arithmetic work in real time has a better number than any index. When the land purchase was announced, the project allowed for up to eight houses, and a plot went for R$ 19.5 million. It is now ten houses, and a plot costs R$ 23 million. The land became 18% more expensive, and more subdivided, without a single wall having come down.
